Anhart Investments
Anhart Community Housing Society has developed an investment strategy to scale affordable housing expansion in Canada.
This investment philosophy was influenced by contributions villagers made to capital projects in Umalila, Tanzania and subsequently adopted by the Anhart’s privately developed affordable housing initiatives in Canada.
The investment strategy combines private impact investments with low-cost predevelopment funding, and long-term, low-interest financing.
As an alternative to searches for funding to produce new affordable housing in Canada solely through government grants, Anhart Community Housing Society chose to combine private impact investments with long-term, low-interest financing.
To facilitate this approach, Anhart created Limited Partnership Agreements, appropriate to accredited investors, and launched an investment strategy to scale privately developed affordable housing in towns and cities across Canada.
The General Partner of the limited partnership is Anhart Investments Ltd. and is wholly owned by the Anhart Community Housing Society. Anhart Affordable Housing 2019 Ltd., the Limited Partner, is the investment instrument of affordable housing plans.
Select accredited investors are invited to be limited partners through posted offerings of specific affordable housing projects developed by Anhart in all Canadian provinces and territories. Anhart is the majority share holder through assigned units equal to appraised value of the property.
Limited partners received a 4% preferred rate of return + a pro rata share of cash surpluses + appreciated property values. Total investments can range from 8% – 12% annually.
Investors have a right of redemption after three years and the individual Limited Partnerships dissolve 50 years after occupancy of each building centre, at which time the General Partner purchases the investment units.
Although Anhart produces 10-year cash flows providing details of expected investor returns, a disclaimer is noted which states Anhart is not responsible for projected returns and investors are responsible for their own independent evaluation.
